Like everywhere also in the Balearic Islands permissions of local authorities (Licencia) are required for the development, building, reconstruction of buildings, the demolition of buildings or other things. The Authority shall consider the project and compares it with current land use plans (Art. 242, 1 Ley del suelo) and issues - in case of good preparation and knowledge of regulations and laws -  the license to you. The authority must justify rejection of applications.

A building permit for a new building usually will only be granted if the plot is building land (Solar). There are further examination institutions like the chamber of architects, the community and - on Balearic Islands - the Island Council (Consell Insullar).
